Obec v zahradě is a long term planning and development project in Lichoceves, about 20 minutes from the centre of Prague. It is based on carefully considered urban planning and brings together quality housing, public space, landscape, infrastructure and civic amenities.

The aim is to develop the village gradually, building naturally on its existing character. The project is being prepared in stages and has already received a positive EIA opinion for its next phases of development.

Restoring the villa, creating a new village green and refurbishing the farmstead, all before any new construction.

The first investments focused on restoring existing places and buildings in Lichoceves. The historic villa in the centre of the village has been restored and now hosts local associations and community activities; a neglected space in the centre has been transformed into a new village green; and the historic farmstead is now home to Emma Sophia Stables.

The next phases of the project include developing technical infrastructure, civic amenities, public space and new housing. Each phase is designed to fit naturally with the scale of the village and the surrounding landscape.

The visualisations show the current form of the concept and may change during project preparation and consultation.

We base development on respect for the place, its landscape and the existing village. New construction should build on what is there, not overwrite it.
